Overview

Using Microsoft Power Automate, the - Brimma Uniform Loan Delivery Dataset (ULDD) bot can help you download loan documents quickly and securely from the Encompass Loan Origination Software System (LOS) and then upload them to Fannie Mae’s web portal.

What is Brimma-ULDD

The Uniform Loan Delivery Dataset (ULDD), part of the Uniform Mortgage Data Program (UMDP), is the common set of data elements required by Fannie Mae .

The automation bot exports the loans from the Encompass system based on the commitment number and then import them to a local drive before uploading them to Fannie Mae's web portal

How it works?

1. Bot logs into Encompass

2. If there are loans available in the pipeline:

• The bot exports loans from the pipeline to Excel

• Identify the Commitment # of the first loan in Excel

• Filter pipeline for the identified Commitment #

• Select up to a maximum of 5 (this should be a configurable value) loans and export ULDD XML for the selected loans

• Click “Export” button on the “Export Problem” popup if displayed

• Name the exported XML as “FannieExport-{datetime}-{commitment#}.xml”

• Identify the loan numbers of the loans in the XML

• Log into FNMA portal and upload the XML file

• Retry uploading the XML one more time if it fails the first time

• Update the loans in the XML as Successful / Failed on the “Automation Testing” screen in Encompass, via API
